INTENT OF THE RESIDENTIAL PROPERTY REPORT

It is the intent of the City Council to assure that all parties to a transaction involving a sale of a residential dwelling within the City of Lawndale are furnished with a residential property report which identifies observed violations of the City's codes, rules, and ordinances, and verifies the availability of legally required off-street parking spaces.

The Residential Property Report Ordinance requires that prior to the sale of a residential property, the property owner or their authorized agent apply for an inspection report from the City of Lawndale. Once submitted, City staff will review the permit records of the property and an inspection of the property will be scheduled.

Staff will then prepare an inspection report that states whether there are any violations of the Lawndale Municipal Code (LMC). The seller or their authorized agent is then responsible for 1) providing the report to the potential buyer, 2) obtaining the buyer's signature on the document; and 3) returning the document to the City of Lawndale.

If a violation is found to exist, this will be noted on the inspection report and code enforcement action will be initiated. Failure to comply with this requirement constitutes a misdemeanor on the part of the seller of the property.

INSPECTIONS

To request an inspection for a Residential Property Report, please call the Municipal Services Department at (310) 973-3220, at least one to two business days after your application has been submitted to the City of Lawndale.


DOES YOUR PROPERTY REQUIRE A RESIDENTIAL PROPERTY REPORT?

1. Number of units on a lot
If there are ten or less units on a lot, a report is required.
If there are ten or more units on a lot, a report is not required.


2. Location

Properties between Prairie Ave and Crenshaw Blvd are in the LA County unincorporated area. The City of Lawndale does not service this area. View the Zoning Map to determine if your property is within the City's boundaries.
